In this article, we explore what professional property services in Brighton & Hove can look like when done properly. Rapid response, clear communications and fixes that last.

Property Services in Brighton & Sussex: Why They Matter for Block Managers

For many block managers and letting agents, property maintenance is still reactive, fragmented, and often unreliable. Contractors frequently don’t show up. You’ve probably seen issues being patched over rather than investigated and fully resolved. Compliance becomes a last-minute scramble. But managing property well doesn’t have to be firefighting.

At Orange Property Group we take a different approach, using systems, accountability and consistency. Our unique approach is built on structure, rather than guesswork, where every building is maintained proactively, every task is tracked, and every outcome is owned.

When maintenance is done correctly, problems don’t escalate, allowing property portfolios to perform as they should.

Planned Maintenance keeps buildings performing and prevents small issues becoming major costs.

Planned Preventative Maintenance (PPM) in Brighton

What Is Planned Preventative Maintenance?

A strong PPM strategy is the foundation of effective property services. It’s how you extend the lifespan of building elements, reduce long-term costs, all while avoiding emergency call-outs, and staying ahead of compliance.

Our PPM programmes cover everything from external decorations and fabric repairs to Heating Ventilation and Air Conditioning (HVAC) servicing and full building inspections ensuring your property remains in prime condition year-round.

Reactive Maintenance Services in Brighton

Even with the best planning, issues still arise. The difference is how quickly, and how effectively, they’re dealt with. Our rapid response service ensures that immediate action is taken for urgent issues. We pride ourselves on clear communication with managers and tenants, providing permanent solutions, instead of temporary fixes.

Combined with fixed pricing, you’re never left second-guessing costs or explaining unexpected invoices to clients.

Property Compliance Services in the UK

For block managers, mandatory compliance is often complex. At Orange, we simplify it.

Our compliance services include:

  • Electrical Installation Condition Reports (EICR)
  • Gas Safety Certification
  • Portable Appliance Testing (PAT)
  • Water hygiene and sampling
  • Passive fire protection and fire door compliance

But more importantly, we don’t just carry out checks, we manage compliance as a system, meaning that documentation is clear, and renewals are scheduled. We have fully auditable records leaving our clients with confidence that nothing has been missed.

We believe that compliance is more than passing inspections. Our aim is to protect residents and reduce liability.

High-Level Access, Drone Surveys & Specialist Maintenance

Traditional access solutions are often slow, disruptive, and expensive. We take a more efficient approach, using cherry picker access for high-level maintenance across Brighton & Hove, and drone surveys for fast, accurate inspections without scaffolding.

This allows us to identify issues earlier, before they become bigger problems, keep costs as low as possible all whilst minimising disruption to residents.

These tools support better decision-making and faster resolution. This is particularly valuable for block managers overseeing large or complex buildings

Why Reliable Property Services Define a Premium Partner

In Construction and Property services, “premium” is often misunderstood. It’s not about expensive materials or impressive visuals. At Orange Property, we define it as four clear points;

  • Turning up when you say you will
  • Doing the job properly, first time
  • Taking ownership when things matter
  • Communicating clearly at every stage

Too many property services providers rely on fragmented subcontractor chains, where accountability is lost and standards vary.

Orange was established in 2020 after experiencing fragmented subcontractor chains whilst the founder was renovating property in Brighton. Much accountability was missing and common standards were non-existent.

Our in-house teams, supported by trusted specialists, ensure consistent quality of workmanship and communications at all points along the customer journey. There’s a clear chain of command, where everyone knows what they are responsible for and takes ownership of their part.

We consider reliability to be the foundation of high quality  property management.

Conclusion: A Better Way to Manage Property

We know well the necessity of fixing problems in a timely manner. However, it is our belief that the most effective property services are not defined by how quickly problems are fixed, but by how well they are prevented.

From planned maintenance and compliance management to rapid response repairs and specialist access solutions, a structured approach protects both your asset and your time.

At Orange Property Group, we combine systems, people, and accountability to deliver property services that block managers and agents can rely on day in, day out.

With Orange’s specialist care built in to every process, property management becomes simpler, safer, and more predictable.

John Beasley 3

John Beasley MCIOB

Construction Director

In a career spanning over four decades, Orange Property’s award-winning, MCIOB Chartered Construction Manager John Beasley has managed Grade 1 and 2 listed heritage properties, ecclesiastical buildings, new build developments, bridges, hospitals, leisure parks and more. At 16, John began a plasterer’s apprenticeship at J. Cheesmur & Sons, adding City & Guilds brickwork qualifications soon after, and learning the niche arts of flintwork and fibrous plastering. At 22 he took complete control of his first build project, carrying out site management, contract management and estimating, extending his skill set to cover industrial and commercial refurbs, and infrastructure. A period at Allen & Joy - where his reputation bought in 90% of contracts - was followed by 8 years at Rylands, heading large industrial estate and commercial projects. 2008 saw John set up Beasley Construction, covering domestic, ecclesiastical, commercial and industrial sites. Yet success to the tune of a £4million turnover took him away from what he loved most - the building site. In 2015 John handed the keys to the business to his son Luke and joined Valley Builders, where his work earned accolades including four Sussex Heritage Trust Awards and a Civic Trust Award, and then to Godfrey Martin Limited, who entrusted him to oversee works on London’s iconic Nell Gwynn House, Sloane Avenue. Fast forward to 2023 and John completed the CIOB Chartered Membership Programme and his Professional Review, gaining the coveted MCIOB status. It was here Orange Property Group’s MD Tom Lever reached out, asking John to help him scale the exponentially growing company to the next level according to Orange Property’s core values of care, quality, and professionalism. Together, John and Tom are now committed to growing an award-winning, uncompromising, standard-setting legacy, building something beautiful that will stand the test of time.

Tom Lever 3

Dr Tom Lever

Founder & Managing Director

Orange Property Group MD Tom Lever is a man on a mission, to change the worlds of construction and property for the better. A natural entrepreneur, Tom has been in the world of business since the age of 12, managing events and running teams by 15 and at 18, successfully selling a company. Across his late teens and 20s, his life reads like a film script: a humbling trip to hospitals in Kerala; funding his way through med school; recovering from an auto-immune condition; setting up To-Jo, a successful experiential marketing company for the automobile industry; surviving a car crash (over a cliff) that broke almost every bone in his body; enduring three years of physical therapy and reconstructive surgeries on his pelvis, legs, spine, even his eyes; selling To-Jo; and finally, after 10 years, emerging from med school with his GP qualifications. Using funds from the sale of To-Jo Tom moved into property development and was swiftly disappointed with the attitudes he found there. Deciding he could - and would - do better, he established Orange Property Group with a clear focus on Care, both for clients and for staff. His reputation quickly grew. Architects, landlords, letting agents, property maintenance companies and private and commercial customers were drawn to the high standards of respect and integrity he and his team set. Orange Property is now one of the most successful, sought-after property companies in the South East, generating consistent year-on-year growth. Tom has completed dozens of development projects in the commercial, industrial and residential sectors, his highly skilled workforce including award-winning MCIOB chartered builders allowing them to work on heritage, listed buildings as well as new build sites. With a Property Services division on call 24/7 for new and repeat clients, including his own properties, Tom quite literally puts his money where his mouth is. In an industry where staff retention is low and the suicide rate is highest, Tom’s workforce receive free counselling, private GP appointments, physio, training and development. Tom works closely with charities Sussex Nightstop and the Construction Youth Trust. The majority of his staff donate money to charity, which he matches pound for pound. And on top of all this, Tom still finds time in his week for his GP work, with a keen interest in helping those with chronic pain access healthier lifestyles and wellness models for a much better quality of life. Whatever he does, wherever he turns his attention, one thing is clear: Care is very much at the heart.
